I must say that this community has exceeded my expectations in every way. The maintenance team is prompt and efficient. I've had a couple of minor issues, and each time, they were resolved within hours. Their dedication to ensuring our living environment is well-maintained is truly commendable. The amenities provided are top-notch. The gym, pool, and communal areas are always clean and inviting. It's been a great pleasure to have access to these facilities. Lastly, the security measures in place give me peace of mind, and I appreciate the efforts made to keep us safe.

Stuck between wanting to give 2.5 to 3 stars. Pros: I renewed my lease for 2024. The location is great and access to the trails is wonderful. The apartments are also pretty updated (laminate flooring, 9-10 foot ceilings, stainless steel appliances, garden tubs, etc). The pool is always clean. Love the dog wash. I’d renew my lease again for 2025 mainly due to the great location. The new leasing staff has also done some nice updates on the parking lot. Cons: My biggest complaint would be the immense amount of dog poop. Every 10-20 feet, no matter where you are in the apartment, you will see 1-4 piles of dog poop, old and new. I’ve brought this concern up a handful of times and the leasing staff has been polite in hearing my complaints. However, it doesn’t seem like there’s any real protocols (fines, mass emails, etc.) in place to address this issue. It’s unfortunate. the price of my lease is decent, but I wish I could walk my dogs or sit out on my deck without worrying about stepping in dog poop or seeing piles of it every few feet. It’s really gross. There was a very brief period of improvement after I complained a handful of times, but things seem pretty bad again, if not worse, within the past week or two. There’s also trash and a large hornets nest, that I’ve written in about, along the back trail. The manager is nice, as is the leasing staff, but they could use a larger maintenance team (to do a daily walk through of the community to pick up poop and trash, while also tending to tenants) and protocols surrounding pet ownership expectations. I feel bad writing a negative review when there’s so many good things about the community, but the poop and trash really are upsetting. Everyone wants to live in a clean environment. I’m a huge animal lover too, with two dogs of my own, so I don’t have a vendetta against pets. I’ve seen other communities that are incredibly pet friendly do well in keeping pet droppings to a minimum. I hope that is the case here one day. Otherwise it is a nice place and I’m grateful to live here. The low rating is a reflection of my own discomfort with the amount of dog droppings.

My experience here has been amazing. The complex is very well maintained and clean, and I’ve had no real issues with my apartment, and any slight problems I have had were resolved very quickly. All the staff here is super friendly and helpful. My time living here has been better than any other complex I’ve been in. I would definitely recommend Avonlea apartments to anyone looking for a new home.

New resident. I've been here a little over a month, so I think it's fair that I give my honest review. Let's start with the rent special. While we were in the process of completing our applications, we were signing up during the special of the first 3 months half off rent. Once we finished everything and signed, the property manager told us there was no special, and when my husband became adamant, he was told they could do 2 months. Let's move to noisy neighbors. We soon realized we have neighbors above who have child(ren) that stomp and run for hours and hours at a time. If you live a pretty calm/ quiet lifestyle, please reconsider moving into this complex bc the leasing department will NOT protect you against this. We have called and made several complaints and asked if someone could at least call the noisy neighbors above and ask them to be mindful that people are under them.. we don't think it's happened bc the kid(s) are still out of control. We were once advised to call the courtesy officer if this occurred after leasing hours. Once we did this, we were informed that our call was not important and to call back during business hours. Please take your time to visit your potential unit before signing/ moving in.. look around the outside (our unit has 5 AC units right outside the bedroom window, which are VERY LOUD).. visit your potential unit after school hours so you'll know if your neighbors are noisy and/ or smoke weed (our unit is filled with weed DAILY.. I'm currently pregnant, and it causes breathing issues.. hopefully, it doesn't affect my newborn when the time comes). We kinda rushed the process bc we were banking on the 3 month rent special, which we didn't get, and felt a little slighted. For what rent cost these days, we expected better. Other than that, the complex looks nice and up to date.

Apartments were ruined on Christmas Day, when we we’re enjoying time with our families. Residents were rushing out with there kids gifts and what belonging they could grab. It started with water pouring down the side of the apartment building at 2:40, followed by the fire alarm and warning lights going off. Since the alarm does not call the fire department residents started to reach out, while other residents tried desperately hard to reach emergency maintenance personnel. Simply shutting off the main water line could have avoided apartments and belongings being ruined. The water was not shut off until after 5 PM, not by maintenance, but by the fire department returning for a second time. Now at this very moment families are displaced, and no one has heard from Quintas(property management group) who is local or the property management. Maintenance is onsite to report that the office will open tomorrow. Other then that no one had the decency to even come and take a look or address the residence who lost all or most of their belongings. Wait they did send an email to address a water leak. Does this look like a water leak to you? To me it’s how you handle things after a crisis has occurred and to not respond to the residents who pay 2200+ a month is not it.
